Extra costs you can expect to pay if you are purchasing property

You need to allow for about 5% (higher priced properties)  to 15% (lower priced properties) of the purchase price in additional costs (besides the d
eposit of 10% of purchase price to secure the property, paid when both parties sign the preliminary contract at the solicitor or notary. 

These are:
To aquire a fiscal number (tax card) approx € 10.00 per person

Lawyers fees (somewhere between € 750 and € 1,250 euros). Please note that the seller does not require legal representation nor are they required to pay any part of the fees towards your purchase of their property.

IMT Tax 2013 - Purchase Price of a main residence:-
    up to € 92.407 = 0%, 
    between
€ 92.407 and € 126.403 = 2% minus € 1.848,14
    between
€ 126.403 to € 172.348 = 5% minus € 5.640,23 
    between
€ 172.348 to € 287.213 = 7% minus € 9.087,19
    between € 287.213
to € 574.323 = 8% minus € 11.959,32
    all property above
€ 574.323 = 6%

IMT Tax 2013 - Purchase Price of a second residence (holiday home):-
    up to € 92.407 = 1%, 
    between
€92.407 to € 126.403 = 2% minus € 924,07
    between
€ 126.403 to € 172.348 = 5% minus € 4.716,16 
    between
€ 172.348 to € 287.213 = 7% minus € 8.163,12
    between
€ 287.213 to € 550.836 = 8% minus € 11.035,25
    all property above € 550.836 = 6%

IMT tax 2013 - Purchase Tax on properties registered as "Rustic" (= land)
Land (rústico) only - 5%
Storage houses (arrecadação) - 6.5%

At completion the Notary and Land Registration Fees - Together will total around €1,500

Annual costs to remember:-

Fire insurance:
Its better to have fire insurance, but this is not compulsory. It is calculated/estimated according to the location and surface area of the house. 

Rates:
Every year you will be asked to pay a Council Tax called IMI
(Imposto Municipal sobre Imóveis). This has to be paid whether the property is used/occupied or not. Depending on which Council you fall under, the amount calculated will be between 7% and 1.3% of the value the property has been appraised at by the Tax department (usually lower than the purchase price or market value). 

Usual Monthly costs:
Electricity – EDP payable monthly.
Telephone – Portugal Telecom payable monthly.
Local Services – Câmara Municipal - Mains water/sewage/etc, payable monthly
House Insurance – Seguro Habitação. Payable monthly or annually
Rates – IMI (Imposto Municipal sobre Imóveis) Payable once or twice yearly depending on the ammount.
